Building Manager / Caretaker – Two Strata Residential Buildings

We are seeking an experienced, proactive and hands-on Building Manager / Caretaker to oversee the day-to-day operation, maintenance and presentation of The Corso and Market Lane Residences on the Sunshine Coast. This is a varied, hands-on position responsible for two neighbouring strata-titled residential buildings, combining building management, caretaking, facilities coordination and supervision of common-area cleaning. You will be the key on-site representative for Alcyone Group and an important point of contact for the Body Corporate Committees, residents, owners, contractors and service providers.

Key responsibilities:

• Manage the day-to-day operation and presentation of both residential buildings

• Maintain common areas, facilities and external spaces to a consistently high standard

• Undertake general hands-on maintenance and minor repairs where appropriate

• Coordinate and supervise common-area cleaning staff

• Conduct regular building inspections and presentation checks

• Manage reactive and preventative maintenance programs

• Coordinate, engage and supervise contractors and service providers

• Respond promptly and professionally to building maintenance issues

• Act as the primary on-site contact for both Body Corporate Committees

• Develop strong working relationships with residents, owners and other stakeholders

About you:

• Previous experience as a Building Manager, or Caretaker.

• Experience working within Body Corporate or strata-titled residential developments

• Confidence communicating with Body Corporate Committees and engaged stakeholders

• Experience supervising cleaners, contractors or facilities-related teams

• A practical, hands-on approach to building maintenance and problem-solving

• Strong organisational skills and the ability to manage competing priorities across two buildings

• Excellent attention to detail and pride in building presentation

• Strong written and verbal communication skills

• The ability to work independently and take ownership of day-to-day operations

• A proactive, reliable and solutions-focused approach
