Building Manager (Based in CBD) – Premium Residential & Mixed-Use Buildings

T&M Management Services is seeking an experienced, highly motivated and proactive Building Manager to join our growing team, managing premium residential and mixed-use developments.

This is a rare opportunity to play a key role in the successful operation and long-term performance of high-quality assets, including newly completed luxury developments. You will be involved in all aspects of building operations, from day-to-day management and stakeholder engagement through to mobilisation, operational setup and defect management.

As the Building Manager, you will oversee the day-to-day operations of premium residential and mixed-use developments, ensuring exceptional service delivery to residents, owners, committees and stakeholders. You will be responsible for building operations, compliance, contractor management, defect resolution, resident engagement and delivering a premium customer experience.

This role is ideal for an experienced Building or Facilities Manager who thrives in high-end environments and takes pride in delivering operational excellence.

• Manage all day-to-day building operations, ensuring assets are maintained to the highest possible standard

• Oversee maintenance, repairs and general upkeep of common areas, plant, equipment and shared facilities

• Conduct regular building inspections to identify maintenance issues, safety risks and improvement opportunities

• Coordinate preventative and reactive maintenance programmes

• Maintain all building records, service documentation, warranties and compliance registers

• Assist with the mobilisation and operational setup of newly completed premium residential and mixed-use developments

• Establish building management systems, procedures, operational workflows and service standards

• Support resident onboarding and settlement activities to ensure a smooth transition into occupation

• Coordinate contractor onboarding, inductions and site familiarisation

• Assist in implementing building policies, operational procedures and resident communication frameworks

• Manage defect identification, logging, tracking and resolution during the defects liability period

• Liaise closely with builders, developers, consultants and subcontractors to ensure defects are rectified efficiently

• Conduct inspections of reported defects and common property issues

• Maintain accurate defect registers and provide regular reporting to stakeholders

• Escalate unresolved defects where required and ensure accountability for timely completion

• Manage contractor and supplier relationships to ensure quality workmanship and value for money

• Monitor contractor performance and service delivery standards

• Liaise with owners corporations, strata committees, developers and residents

• Attend committee meetings and provide clear reporting on building performance, risks and recommendations

• Ensure compliance with all relevant legislation, WHS requirements, codes and regulations

• Oversee essential services compliance and statutory testing requirements

• Manage site safety protocols, access control systems and security arrangements

• Coordinate emergency response procedures and maintain detailed incident records

• Assist in budget management and expenditure monitoring

• Review quotations and ensure cost-effective procurement of services

• Prepare operational reports, recommendations and performance updates

• Support capital works planning and building improvement initiatives

• Deliver exceptional customer service to residents, owners, retail tenants and occupiers

• Respond to enquiries, complaints and concerns in a professional and timely manner

• Build positive stakeholder relationships and foster a premium customer experience

• Proven experience as a Building Manager, Facilities Manager or similar role within premium residential or mixed-use developments

• Experience managing new developments, building defects and post-completion handover processes highly regarded

• Strong knowledge of residential building operations, compliance and maintenance systems

• Excellent stakeholder management and communication skills

• Strong organisational skills with the ability to manage competing priorities

• Sound technical understanding of building services including mechanical, electrical, hydraulic and fire systems

• Strong problem-solving capability with a proactive mindset

• High attention to detail and strong reporting ability

• Financial acumen with experience managing budgets and expenditure

• Proficiency in building management software and Microsoft Office

• Relevant qualifications in Facilities Management, Building Services or related discipline highly regarded

• Current First Aid and CPR certification desirable
