About the Role
We are seeking a driven, energetic and relationship-focused Business Development Manager (BDM)/Sales Compliance Manager (SCM)to join our growing real estate team on the Gold Coast.
Primary role - BDM
This is a key role focused on generating new business, developing strategic relationships and identifying opportunities for growth across the local property market. You will play an important role in expanding our client base, strengthening our referral network and contributing to the overall growth and success of the office.
The ideal candidate will be a confident communicator with a strong understanding of the Gold Coast property market, a proactive approach to business development and the ability to build genuine, long-term relationships with clients and industry partners.
Key Responsibilities
Identify and pursue new business opportunities across the Gold Coast property market.
Develop and maintain strong relationships with property owners, investors and other key stakeholders.
Generate new property management and/or sales opportunities through proactive prospecting and networking.
Build and maintain a strong referral network with mortgage brokers, conveyancers, solicitors, accountants, developers, builders and other local professionals.
On occasion, attend networking events, community events and industry functions to promote the agency and generate leads.
Conduct business development calls, meetings, presentations and property appraisals.
Follow up leads and enquiries promptly and professionally.
Develop strategies to increase the agency's market share and brand presence.
Research local market trends, competitor activity and emerging business opportunities.
Work closely with the sales, property management and leadership teams to convert opportunities into new business.
Maintain accurate records of leads, prospects and business development activities within the office’s CRM.
Contribute ideas and initiatives that improve lead generation, client acquisition and overall office performance.
Represent the agency professionally and build a strong reputation within the Gold Coast community.

Experience & Qualifications
Ideally, you will have:
Previous experience in business development, real estate, property management, sales or a related industry.
A proven ability to generate and convert new business.
Strong local knowledge and connections within the Gold Coast market.
Excellent verbal and written communication skills.
Strong negotiation and relationship-management skills.
Current Queensland Real Estate Licence or Registration Certificate, or willingness to obtain one.
A current Australian driver's licence and reliable vehicle.

Sales Compliance Manager (SCM) - Secondary role - please note this role is only a very small portion of your duties and will evolve as need increases.
About the role
The Sales Compliance Manager (SCM) is responsible for ensuring all real estate sales activities comply with Queensland legislation and regulatory requirements. The role supports the sales team by maintaining compliant practices, minimising risk, completing the administration tasks associated with the agents' property sales.
Key responsibilities
Ensure compliance with relevant Queensland legislation, including Property Occupations Act 2014 (Qld), Agents Financial Administration Act 2014 (Qld), Australian Consumer Law, and Anti-Money Laundering and Counter-Terrorism Financing Act 2006
Create, process and review CMA's, Form 6 agreements, contracts of sale, and disclosure documentation for accuracy and compliance
Provide full sales administration support
Monitor property advertising to ensure it is truthful, not misleading, and compliant with Australian Consumer Law
Identify, report, and mitigate compliance risks within the sales process
Maintain up-to-date knowledge of legislative changes relating to sales compliance and communicate updates to the team
Provide compliance training and guidance to sales agents and relevant staff
Assist with AML internal and external audits
Identify and direct complaints relating to sales through the appropriate channels
Manage the Robina Realty Social Media accounts, uploading regular and timely posts for Open Homes, Just listed, Just Sold and Reviews according to company standards
About you
Current Real Estate Salesperson Registration or Full Licence (QLD)
Strong understanding of Queensland real estate legislation and compliance obligations
Experience in real estate sales, administration, or compliance
Experience in social media and associated creative programs
High attention to detail and strong organisational skills
Ability to interpret legislation and apply it practically
Excellent communication and training skills
Ethical, professional, and risk-aware mindset
Ability to work with staff members to ensure a positive outcome
Previous experience in a compliance, auditing, or trust accounting role
Familiarity with creating, processing and reviewing Real Estate documentation, Contract processes, and disclosure obligations
Experience dealing with regulatory bodies and audits
Key Performance Indicators
F6 and Contracts - same day (unless weekend)
Property files & marketing
Compliant sales documentation
Successful audit outcomes (internal and eternal)
Communicate updates and changes to sales compliance to staff in a timely fashion.
