Property Management Area Manager

About the role

This is a hands-on role suited to someone who is proactive, organised and takes pride in getting the details right. As the Dubbo Area Manager, you will oversee the day-to-day presentation and operation of our Dubbo properties, acting as the local point of contact for property owners, guests, cleaners, tradespeople and our Orange-based management team. You will have the flexibility to plan and manage your own schedule while working closely with the Orange office. Regular communication, reporting and check-ins will ensure you have the support and direction required to maintain our high standards. Hours are flexible across the week, with occasional weekend and after-hours availability required for urgent guest matters.

Key responsibilities

• Conduct regular property inspections and report on presentation and maintenance

• Coordinate cleaners, linen services, gardeners and tradespeople

• Quality-check cleaning, maintenance and changeover standards

• Manage property changeovers, access, keys and lockboxes

• Respond to local guest issues and urgent property matters

• Restock consumables, amenities and welcome items

• Build positive relationships with property owners

• Assist with preparing new properties for launch

• Identify maintenance and improvement opportunities

• Provide regular updates and feedback to the Orange office

About you

• Excellent customer service and communication skills

• Calm, friendly and solutions-focused approach

• Strong organisation, problem solving skills and attention to detail

• Self-motivated and reliable, with the ability to manage your own schedule

• Property, real estate, hospitality or short-term accommodation experience preferred but not essential

• Current driver's licence and good driving record

• Comfortable using smartphones, apps and cloud-based systems

• Flexible to respond to occasional urgent issues outside standard hours

• Strong knowledge of the Dubbo area is a genuine advantage
