State Property Manager

The Opportunity

We're seeking an experienced and commercially savvy State Property Manager to join our Property team.

Reporting to the Chief Network Growth Officer, you'll play a key role in securing the long-term success of our bakery network through strategic lease negotiations, portfolio management, site acquisition and stakeholder engagement.

This is an opportunity for a capable property professional who enjoys building relationships, influencing outcomes, and finding solutions to complex challenges. You'll work closely with franchisees, landlords, agents and internal stakeholders to achieve commercially sound outcomes that support both our franchise partner and the wider business success.

We're looking for someone who doesn't just identify opportunities for improvement, but actively drives them. You'll bring fresh thinking, challenge the status quo where appropriate, and contribute to the ongoing evolution of our property strategy and processes.

Key responsibilities include:

• Negotiate lease renewals, relocations, acquisitions and refurbishment agreements to secure favourable commercial outcomes.
• Manage a portfolio of retail leases and ensure key milestones are proactively managed.
• Support franchisees through lease negotiations and property-related matters.
• Build and maintain strong relationships with landlords, agents and internal stakeholders.
• Conduct commercial analysis and provide recommendations to support decision-making.
• Partner closely with Operations and Network Growth teams to support franchisee success.
• Identify opportunities to improve processes, systems and ways of working within the property function.
• Ensure property databases, reporting and records remain accurate and up to date.

You are an experienced property professional who combines strong commercial acumen with an ability to build trusted relationships.

You enjoy negotiating outcomes, navigating complexity, and working with a broad range of stakeholders. Most importantly, you're proactive, solutions-focused and motivated by delivering results. You’ll ideally bring:

• Proven experience in retail property, lease negotiation and portfolio management.
• Strong knowledge of retail leasing legislation and commercial property practices.
• Existing networks within the commercial property industry.
• Demonstrated ability to influence and manage multiple stakeholder groups.
• Experience working with franchise networks, retail businesses or shopping centre environments will be highly regarded.
• Strong analytical and commercial decision-making skills.
• Excellent communication and relationship-building capabilities.
• A track record of improving processes, influencing change, or implementing new ways of working.
