Live-in Onsite Building Manager & Caretaker

About Us

Urban Light Property Services is seeking a reliable, proactive and hands-on Live-in Onsite Building Manager & Caretaker to join our friendly and growing team.

This is a full-time, outcome-focused role with flexible working arrangements rather than fixed office hours. The successful candidate will manage their time across the two complexes to complete all scheduled duties, while remaining reasonably contactable for urgent building matters and available to respond to genuine after-hours emergencies when required.

As the onsite caretaker, you will be required to live onsite in the spacious two-bedroom, two-bathroom apartment with a loft, which is approximately 200sqm. Our company provide a substantial rent subsidy valued at approximately $40,000 per year, in addition to an annual salary of $50,000.

You will work closely with our experienced management team and gain practical experience in onsite building operations and property management support.

Key Responsibilities

• Complete scheduled caretaking duties and inspect common areas

• Identify, report and follow up building maintenance issues

• Coordinate contractors and provide access to common areas and facilities

• Assist the Property Management team by issuing and receiving property keys for authorised contractor access

• Maintain accurate key and contractor access records

• Respond to building and resident enquiries

• Communicate professionally with residents, contractors and the Body Corporate Committee

• Hold the building management phone and respond to genuine after-hours emergencies when required

• Provide regular updates to the management team

To be successful in this role, you will have

• Reliable, responsible and able to work independently

• Hands-on, practical and proactive

• Organised with strong attention to detail

• A confident communicator with strong problem-solving skills

• Able to prioritise urgent and routine building matters appropriately

• Comfortable using email and basic Microsoft Office programs

• Hold a current driver’s licence and have reliable transport to travel to Teneriffe one day per week
