Live onsite Fulltime Gardener/Landscaper

Live-In Landscape & Groundskeeper – Coombabah, QLD

We are seeking a reliable and motivated Live-In Landscape & Groundskeeper to join our team at a well-maintained residential complex in Coombabah.

This is an excellent opportunity for someone who enjoys outdoor work and is looking for the convenience of onsite accommodation as part of their employment package. All equipment and tools required to perform the role are provided.

About the Role

You will be responsible for maintaining the presentation and functionality of the complex, including:

• General landscaping and gardening

• Lawn mowing, edging and garden maintenance

• Cleaning of pool and routine water testing, collection of chemicals and putting them into the pool

• Cleaning of shared recreational facilities

• General grounds maintenance and upkeep

• Reporting maintenance issues as required

• After-hours emergencies

Work vehicle will be provided for use between work hours.

Live in roll will commence at the beginning of October 2026 and depending on availability gardening role can commence sooner.

Working Hours

 As the onsite caretaker for the grounds, you will also be required to respond to occasional after-hours emergencies. These are expected to be infrequent.

A copy of the employment contract will be made available on interview.

• Monday to Friday: 7.30 am – 3pm

• Saturday 9 am – 11am

  • Minor duties including a general drive-through of the complex, checking pool amenities and carrying out cleaning if required.

• Sunday: 30 min (anytime in the morning to be discussed)

• Weekly afterhours allowance

About You

The successful applicant will:

• Have a positive, friendly and professional attitude

• Have previous landscaping or gardening experience (preferred)

• Hold a current driver's licence (essential)

• Be reliable, self-motivated and able to work independently

• Take pride in maintaining high presentation standards

• Communicate professionally with residents and contractors

• Be receptive to feedback and able to work with other staff and provide direction as needed

Salary & Benefits

This position includes a generous salary package consisting of:

• Salary: $75,000 per annum (before the accommodation contribution)

• Superannuation and all statutory entitlements, including annual leave

• Onsite accommodation in a modern 3-bedroom, 2-bathroom residence with a double garage

• Accommodation package includes:

  • Internet

 The accommodation package is valued at over $1,000 per week, with an employee contribution of $600 per week deducted from salary. Where the successful applicant resides with their family, an additional contribution towards utility costs may be required.
