Part Time Property Manager - Suits a Mum

I am looking for someone to work alongside me two days a week, from home, doing the admin work that sits behind a well-run portfolio.

Local Property Partners is a boutique agency in North Beach. Property management only, no sales. I cap what I take on deliberately, I attend every property myself, and owners deal with me directly. That is the whole point of the business and it is not going to change as we grow. What I need is someone to support me with everything behind the scenes so the standard holds and I can focus on new business.

This is not a client-facing role.

You will not be handed a portfolio, or asked to have a conversation with an owner.

What you would be doing:

• Maintenance coordination, logged, triaged, quoted and closed, with tenant and trade communication through Tapi

• Compliance, smoke alarms, RCDs, pool barriers and minimum standards, including compliance register management

• Routine inspections, in person, done properly and followed up by posting work orders.

• Lease preparation, management agreement drafting

• Lease renewals and rent reviews

• Occasional final bond inspections, condition comparison and bond disposal in line with the Act

• Leasing support, including home opens and application processing

The hours are Tuesdays and Thursdays, seven and a half hours a day, and they are genuinely flexible. Work them around school pick up, work them at night, work a different day if something comes up. I don't care when you do the work; I just care that it's done well and on time.

If you have been a property manager for a while, you already know what this job is like when you don't have the time to do it properly. I have done it that way and I am not interested in doing it again.
