About the role
Bunbury, WA | Part-Time / School Hours | Flexible Arrangement
We're a well-established Bunbury-based contractor delivering significant commercial construction and infrastructure projects throughout Western Australia.
We are looking for an experienced Contracts Specialist to work directly with our Director and project delivery team, helping to strengthen the commercial and contractual management of our projects.
This is not a traditional Contract Administrator position. We are looking for someone with strong construction contract experience who can provide practical, commercially focused advice, and assist with claims and correspondence throughout projects delivery.
The position can be structured around part-time or school hours, with remuneration applied pro-rata against an agreed full-time equivalent package.
Reporting directly to the Director, you will work closely with our Project Managers, Site Managers and Accounts team across our active construction projects.
Your focus will be on identifying and managing contractual and commercial risks before they become problems, ensuring notices and claims are submitted correctly and on time, and maintaining the records required to support our contractual entitlements.
You will also help develop practical systems and processes that allow management of contractual obligations without unnecessary administration.
Review construction subcontracts, amendments, annexures and associated commercial documentation.
Identify key contractual obligations, notice requirements, time bars, exclusions, commercial risks and opportunities.
Provide practical contract advice directly to the Director, Project Managers and Site Managers.
Assist project teams to understand how contractual requirements affect day-to-day project delivery.
Review contractual correspondence and advise on an appropriate commercial response.
Support the company during contract negotiations and project commencement reviews where required.
Assist with the preparation, review and submission of variations and contractual claims.
Help establish the contractual basis and supporting evidence for claims.
Review directions, scope changes, drawing revisions and site circumstances for potential variation entitlement.
Assist with pricing submissions and ensure appropriate qualifications, exclusions and reservations of rights are included.
Support negotiation of variations and commercial outcomes with builders, clients and consultants.
Maintain visibility of any outstanding variations.
Work with the Director and project team to identify delays and disruptions.
Review project correspondence, programmes and site records to establish contractual entitlement.
Monitor contractual notice periods and time-bar requirements.
Prepare or assist with delay notices, notifications of potential delay and Extension of Time submissions.
Help establish contemporaneous records supporting the above.
Assist with the preparation of supporting documentation where more detailed claims are required.
Ensure the company appropriately reserves its rights in relation to delay, acceleration, disruption and additional costs.
Provide ongoing commercial support across the Company's active projects.
Identify contractual risks and emerging commercial issues early.
Assist with recovery of legitimate additional costs and project entitlements.
Review project correspondence where commercial or contractual implications exist.
Assist with assessment of subcontractor and supplier contractual matters where required.
Support project close-out, final account negotiations and outstanding commercial items.
Help the Company improve its contract administration and commercial management systems.
Develop practical templates for notices, variations, EOTs, contractual correspondence and commercial registers.
Establish processes for capturing and retaining contemporaneous project records.
Assist project teams to maintain documentation capable of supporting future claims if required.
Improve visibility of key contractual dates, outstanding notices, claims and commercial exposure across projects.
Provide advice on emerging contractual disputes and potential claim strategies.
Assist in drafting formal contractual notices and dispute correspondence.
Compile supporting documentation, chronologies and records where claims become disputed.
Assist the Company in working with external commercial consultants, quantity surveyors or legal advisers where specialist assistance is required.
We are particularly interested in applicants who have worked within commercial construction, either for a subcontractor, head contractor, quantity surveying practice, consultancy or similar environment.
You may currently be working as, or have had experience as a:
Contracts Administrator;
Senior Contracts Administrator;
Contracts Manager;
Commercial Manager;
Quantity Surveyor;
Claims Consultant; or
Construction professional with substantial contract administration experience.
You will ideally have:
Strong practical experience administering commercial construction contracts.
Experience preparing and assessing variations, contractual notices and Extension of Time claims.
A good understanding of contractual notice provisions, time bars, delay and disruption principles.
Experience interpreting construction contracts, specifications, programmes and project correspondence.
Familiarity with Australian Standard construction contracts and subcontracting arrangements, including experience with AS 2545-1993 being highly regarded.
Excellent written communication and the ability to prepare clear, commercially appropriate contractual correspondence.
Strong attention to detail and document management skills.
The ability to identify contractual risk while remaining practical and commercially focused.
Confidence working directly with senior management and project delivery teams.
Preferably ready for a start date between immediate and 4 weeks, a qualification in Construction Management, Quantity Surveying, Commerce, Law, Engineering or a related discipline would be advantageous, although substantial relevant industry experience will be equally valued.
This position will suit someone who understands that good contract management is not about creating unnecessary paperwork — it is about recognising risk early, maintaining the right records, complying with contractual requirements and protecting the company's legitimate commercial position.
We want someone who can become a trusted commercial adviser to our Director and project team and who is comfortable challenging an issue if the Company's contractual or commercial position needs to be protected.
