PROPERTY MANAGER

Northern Avenue Property is growing, and we’re looking for an experienced, organised and people-focused Property Manager to join our team.

You’ll manage approximately 185 properties, with a dedicated VA, Leasing Consultant and Inspection Manager supporting you. This means you can focus on great property management, client relationships and delivering results.

No two days are the same. You’ll be responsible for:

• Managing a portfolio of approximately 185 properties

• Building strong relationships with owners and renters

• Managing day-to-day tenancy matters

• Overseeing maintenance, repairs and trades

• Managing arrears, lease renewals and notices

• Communicating proactively with owners

• Working closely with our Leasing Consultant to manage vacancies and leasing

• Reviewing routine inspection reports and following up on issues

• Managing compliance requirements

• Working closely with your dedicated VA to keep your portfolio running efficiently

• Working collaboratively with our New Business, Leasing and Inspections teams

You’ll Have Genuine Support

• Dedicated VA support for administration and portfolio tasks

• Leasing Consultant support for vacancies, opens and leasing

• Inspection Manager support for routine inspections and ingoing reports

• Experienced Directors and a collaborative team around you

• Systems and processes designed to make your role easier

• Autonomy to manage your own day and portfolio

Our Team works Monday to Friday, 9am–5pm, with every third Saturday required. For Saturdays worked, you’ll receive a full day off midweek in lieu.

We also offer 2 days working from home each week, with the remaining days spent working from our beautiful office in Fitzroy.

We’re Looking for Someone Who Is

• Experienced in residential property management

• Highly organised and detail-oriented

• Professional, reliable and proactive

• A confident communicator

• Comfortable working independently

• Solutions-focused and able to manage challenging situations

• Passionate about providing a high level of service

Must Haves

• Previous residential property management experience

• Current Agent’s Representative Certificate or Certificate IV in Real Estate

• Strong understanding of Victorian residential tenancy legislation

• Excellent communication and organisational skills

• Ability to confidently manage a busy portfolio

• Current driver's licence and reliable vehicle
