About the role
Fortstone is seeking an experienced, proactive, and locally-based Facilities Manager to oversee the operations of a brand-new apartment building in Geelong.
This exciting role supports the National Affordable Housing Scheme in affiliation with the Victorian Government, offering you the chance to manage a purpose-driven and significant property asset from the ground up.
Location: Geelong, Victoria
Employment Type: Permanent Part-Time
Hours: 16 hours per week, working 4 hours per day, Monday – Friday (on-site).
Commencement: August 2026
This role is ideally suited for a local Geelong professional who requires consistent part-time hours and a flexible schedule.
You will be working as part of an onsite team and be responsible for the building’s operational, safety, and compliance needs, ensuring the property is maintained and operated in a safe, compliant, and efficient manner.
Key accountability areas include:
Operational Management: Overseeing the day-to-day needs of the building, including managing the programmed maintenance, access control, CCTV, move in bookings and other computer-based building services.
Contractor Management: Providing direction, managing contractors, and coordinating the onsite team to ensure high standards of maintenance (planned and reactive repairs).
Risk & Compliance: Ensuring adherence to relevant Australian Legislation, Australian Standards, the Building Code of Australia, and good work practices.
Financial Management: Operating within budget limits, expenditure guidelines, and authorities issued by the Owners Corporation.
Stakeholder Relations: Managing key stakeholders, providing regular reports, and maintaining effective communication.
Strategic Forecasting: Forecasting the future needs of the building and exploring opportunities to enhance property performance.
To be successful in this role, you will have:
Property Industry Experience: Proven experience in the property sector, specifically within Strata, Building Services, or Facilities Management.
Technical Knowledge: Working knowledge of building services, CCTV, maintenance scheduling and other computer-based building service programs.
Project and Contractor Management: Demonstrated experience in project management and effective contractor oversight.
Administrative & IT Skills: Strong computer literacy and the ability to manage a dedicated email account and Fortstone’s Facilities Management Programs.
Relevant Qualifications (Minimum):
Tertiary qualifications in Engineering, Project Management, Facility Management, OR
Relevant Trade qualifications (e.g., Carpentry, Electrical).
Legislative Knowledge: Sound knowledge of relevant Australian Legislation, including the EPA, Australian Standards, and the Building Code of Australia.
Salary will be pro-rata and will be determined by your previous experience & qualifications.
