The Opportunity

Pirotta Services Commercial is a respected Melbourne-based commercial builder, delivering fitouts and construction projects across Melbourne and Victoria. That's the head company, and it's the foundation everything else sits on — established systems, real backing, and a reputation clients already know.

Pirotta Services Maintenance is our dedicated maintenance and minor works arm. It services government office facilities and commercial clients right across Melbourne metro and regional Victoria with preventative and reactive maintenance, and it's the name you'll be wearing on site.

You'll report directly to our Minor Works & Maintenance Manager — a tradesperson, not a spreadsheet manager. He knows what you're looking at because he's looked at it himself.

The First-Fix Approach

This is the part that makes us different, so read it properly.

We run on a first-fix mentality. When you arrive on site, we want you to assess the whole problem, not just the symptom that got logged in the work order. Diagnose it, solve it, and close it out on the first visit wherever it's possible.

That means carrying core van stock. It means having the authority to make a call. And it means you're never left on an island — if you need an approval, a second opinion, or a hand, you get one fast.

Band-aids create callbacks. Callbacks cost the client downtime and cost us the relationship. We'd rather back you to do it properly the first time.

What You'll Be Doing

• General maintenance and repairs: carpentry, patching, painting, joinery, day-to-day building repairs

• Reactive and urgent repairs with responsive turnaround against client SLAs

• Site walkthroughs across multiple facilities, proactively picking up issues before they become work orders

• Minor works and office make-goods: lease make-good obligations, partition reconfigurations, basic refits — often in live, occupied offices with people still working around you

• Work order management: recording completed works through our mobile job management platform, quoting minor works, basic admin

• Subcontractor coordination: liaising with and assisting licensed trades (electrical, plumbing, HVAC) with general labour and minor works

• Compliance and safety: working to company and client standards, including NCC access and egress requirements and fire-rated structures

• Looking after your gear: van, tools and service materials kept clean, safe and ready

What Success Looks Like

• First-Time Fix rate. Jobs closed out on the initial visit

• SLA response times consistently met

• Accurate mobile field reporting. If it isn't recorded, it didn't happen

• Zero callbacks. Your reputation is our reputation

• Facility managers who ask for you by name

What You Bring

• Certificate III in Carpentry (or equivalent), valid driver's licence and White Card

• Proven background in commercial maintenance, minor works, or facility management carpentry

• A problem solver's head. You think on your feet, assess the whole issue, and take the initiative to fix it rather than putting a band-aid on it

• Ability to pass a National Police Check and Working with Children Check — mandatory for government site access, no exceptions

• Tech-savvy enough to run a mobile job management app for time, materials and reporting

• Presentation and communication. You'll be the face of Pirotta Services Maintenance in front of facility managers and government staff. Be someone we're happy to send

Who Thrives in This Role

You're a tradesperson who takes pride in the finish, not just the fix. You're organised — you can run your own day, manage your van stock, and keep your paperwork straight without being chased.

You're comfortable working in an occupied office where a public servant is on a Teams call three metres from your drop saw. You know when to make noise and when to wait ten minutes.

And you'd rather be trusted to make a decision than be told exactly what to do.
