Property Manager

Job Summary

Black & White Estate Agents is seeking an experienced and motivated Property Manager to join our growing team.

We are flexible in how the role is structured depending on the experience, strengths and preferences of the successful applicant. For the right person, this may involve managing a residential portfolio from end to end, or taking on a more support-focused position within the property management team with responsibilities tailored to your experience and areas of strength.

Key Responsibilities

Depending on the structure of the role and your level of experience, responsibilities may include:

• Manage a residential rental portfolio from end to end.

• Build and maintain strong relationships with rental providers and renters.

• Conduct routine inspections and prepare detailed inspection reports.

• Coordinate maintenance and repairs with contractors and rental providers.

• Manage lease renewals, rent reviews, and lease documentation.

• Handle arrears management and tenancy-related matters.

• Ensure compliance with all Victorian residential tenancy legislation.

• Conduct final inspections and bond claim processes.

• Respond promptly and professionally to client enquiries.
  

Skills & Experience

• Previous experience in residential property management.

• Current Victorian Agent's Representative Certificate or Real Estate Licence.

• Strong knowledge of the Residential Tenancies Act and Victorian legislation.

• Excellent communication and conflict resolution skills.

• High level of organisation and attention to detail.

• Ability to work independently and manage competing priorities.

• Current driver's licence and reliable vehicle.

• Experience using property management software (PropertyMe and Inspection Express experience preferred).
