Financial Controller – Commercial Property & Hospitality

About the Role

We are seeking a highly experienced and commercially minded Financial Controller to oversee the financial governance of our dual-portfolio asset base. Reporting directly to the Group Directors. you will lead the finance function across our commercial property holdings and hotel operations and tax compliance.

This is a pivotal leadership position requiring a unique specialist who understands the distinct operational nuances of hospitality accounting as well as the long-term wealth metrics of commercial real estate.

Key Responsibilities

• Portfolio Governance: Oversee accounting operations, cash flow, and financial reporting for both hotel assets and commercial properties.

• Property Accounting: Manage tenant trust accounts, lease administration, outgoings reconciliation, and capital expenditure (Capex) tracking.

• Hospitality Reporting: Deliver comprehensive hotel financial performance reports, including Uniform System of Accounts for the Lodging Industry (USALI) standards, RevPAR analysis, and Labor cost optimization metrics.

• Compliance & Audit: Oversee statutory reporting, tax compliance (including GST, FBT, and land tax), and act as the primary liaison for external auditors.

• Strategic Forecasting: Develop and maintain complex financial models, rolling forecasts, annual budgets, and asset valuation metrics.

• Team Leadership: Mentor, lead, and develop a high-performing finance team across corporate and operational divisions.

Requirements & Qualifications

• Mandatory Experience: strictly not less than 5+ years of proven experience working as a Financial Controller.

• Sector Expertise: Dual-sector experience is essential; you must demonstrate deep financial management expertise in both commercial real estate and hotel/hospitality environments and tax compliance.

• Credentials: Fully qualified CA or CPA certification is mandatory.

• Skills: Expert financial modelling, exceptional stakeholder management, and strong commercial acumen.
