Owners Corporation Manager - Melbourne CBD

Spire Recruitment is partnering with an established and highly regarded owners corporation management business to recruit an experienced Owners Corporation Manager.

This is a hands-on opportunity to manage a varied residential and commercial portfolio within a supportive, professional team.
You will take ownership of your portfolio, build strong committee and client relationships, and deliver a high standard of compliant, proactive and responsive service. This role will suit an organised, confident OC Manager who enjoys variety, can manage competing priorities and is comfortable leading meetings.

The role:
Your responsibilities will include:

• Managing a diverse portfolio of residential and commercial owners corporations
• Acting as the key contact for clients, committees, contractors and stakeholders via phone, email and in person
• Coordinating and attending Annual General Meetings, committee meetings and other required meetings
• Preparing and issuing meeting notices, agendas, minutes and associated correspondence
• Preparing and maintaining owners corporation budgets and forecasts
• Managing strata insurance renewals and claims
• Coordinating common-property repairs, maintenance and essential-service requirements
• Managing contractors, quotations, work orders and completion of works
• Tendering and managing contracts of appointment and other service agreements
• Issuing invoices and levies, processing Owners Corporation Certificates and maintaining accurate records
• Undertaking site inspections as required
• Ensuring statutory deadlines and compliance obligations are met
• Delivering exceptional client service with a focus on long-term client retention

About you:
To be successful, you will bring:

• Previous experience as an Owners Corporation Manager, strata manager or in a closely related portfolio-management role
• Sound working knowledge of the Owners Corporations Act 2006 and relevant compliance requirements
• Understanding of strata insurance, budgets, forecasts and financial information
• Knowledge of essential services and workplace health and safety requirements
• Strong communication skills and confidence running AGMs and committee meetings
• Excellent organisation, time management and problem-solving capability
• A professional, motivated and client-focused approach
• The ability to work autonomously while contributing positively to a collaborative team
• Experience using Strata Master, Strata Connect and Microsoft Office, highly regarded
• Certificate IV in Property Services, desirable
