Maintenance Manager - Residential

The Company

A well-established and respected residential builder known for delivering quality homes across Perth. Due to continued growth, an opportunity has become available for an experienced Maintenance Manager / Service Manager to lead the post-construction maintenance and warranty function across a small residential portfolio.

This role will suit someone with strong residential construction knowledge, excellent stakeholder management skills and the ability to lead and coordinate maintenance works from handover through to completion.

The Role

Reporting into senior management, you will oversee all maintenance and warranty operations, ensuring a high standard of customer service and efficient resolution of defects and maintenance requests.

Key Responsibilities

• Manage the end-to-end maintenance and warranty process across completed homes

• Coordinate trades, suppliers and subcontractors to ensure timely completion of works

• Liaise directly with homeowners to manage expectations and maintain strong customer relationships

• Conduct site inspections and assess maintenance or warranty issues

• Liaise with office coordinators to prioritise and schedule maintenance works across multiple homes and projects

• Monitor quality of workmanship and ensure works are completed to company standards

• Work closely with construction supervisors and internal departments to resolve ongoing issues

• Maintain accurate records, reporting and maintenance documentation

• Manage maintenance budgets, invoices and supplier performance

• Drive continuous improvement across maintenance systems and customer experience

About You

• Previous experience in a Maintenance Manager, Service Manager or Supervisor role within residential construction

• Strong understanding of residential building processes and warranty obligations

• Excellent communication and problem-solving skills

• Ability to manage multiple jobs and competing priorities

• Strong trade and subcontractor coordination experience

• Professional and customer-focused approach

• High attention to detail and organisational skills
