About the role
We are seeking a dedicated and experienced Property Manager to join our team at Blossom Properties, based in Riverstone NSW. This is a full-time position that plays a crucial role in our residential leasing and property management operations. As Property Manager, you will be responsible for overseeing the day-to-day management of residential properties, ensuring tenant satisfaction, maintaining property standards and supporting our business objectives. This role is integral to our success and offers the opportunity to work with a diverse portfolio of properties whilst building strong relationships with property owners and tenants.
What you'll be doing
Managing day-to-day operations of assigned residential properties, including rent collection, maintenance coordination and tenant communication
Conducting property inspections and preparing detailed reports on property condition, maintenance requirements and compliance issues
Advertising vacant properties, conducting tenant viewings and facilitating the leasing process from application through to lease execution
Screening prospective tenants and processing rental applications in accordance with relevant legislation and company policies
Addressing tenant inquiries and complaints promptly and professionally, ensuring disputes are resolved fairly and efficiently
Organising and coordinating maintenance and repair services, obtaining quotes and managing contractor relationships
Ensuring all properties comply with relevant legislative requirements including safety standards, building codes and tenancy laws
Maintaining accurate property records, documentation and financial accounts for assigned properties
Liaising with property owners to provide regular updates on property performance, maintenance issues and rental income
Managing move-in and move-out procedures, including inspections, bond handling and end-of-tenancy requirements
Preparing rental invoices and managing financial transactions related to property management
What we're looking for
Proven experience as a Property Manager or in a similar residential property management role, preferably within New South Wales
Strong knowledge of residential tenancy legislation and property management compliance requirements in NSW
Excellent communication and interpersonal skills with the ability to manage relationships with tenants, property owners and contractors
Proficiency in property management software and Microsoft Office applications
Outstanding organisational skills with the ability to manage multiple properties and priorities simultaneously
Strong attention to detail and accuracy in record-keeping and financial management
Problem-solving ability and sound judgement when handling challenging situations
Professional demeanour and commitment to delivering high-quality customer service
Valid driver's licence and reliable access to transport for property inspections and viewings
Relevant qualifications or certifications in property management or real estate
Experience with maintenance scheduling and contractor management (advantageous)
