Senior Estimator & Operations Manager

About the role

We are an established Residential builder in QLD and VIC specialising in fixed price turn-key house and land packages and expanding into mixed density sites.

We are looking for an experienced Senior Estimator to lead our small estimating team, assist with procurement and improve our business systems.

This is mainly an office-based role focused on estimating, tendering, procurement and operations. You will also lead our move from Buildertrend to Databuild and Onsite Companion.

Key responsibilities

• Oversee, mentor, and review the output of a small team of estimators and junior staff

• Lead takeoffs, Bills of Quantities (BOQ), and budget creation for complex mixed-density sites, townhouses, and multi-unit developments

• Allocate incoming projects, manage departmental workflows, and ensure all estimating deadlines are met

• Audit final tenders prepared by the team to guarantee accuracy, identifying civil, structural, and staging risks inherent to higher-density sites

• Lead major package negotiations with subcontractors and suppliers to leverage buying power across multi-unit sites

• Refine and standardize the handover process from the office estimating team to the onsite Project Managers

About you

• Extensive, hands-on experience using Databuild is absolutely essential for this role

• 7+ years of residential estimating experience within Australia, with a strong background in residential volume builder also advantage having experience with mixed-density, townhouse, or multi-residential projects

• Proven experience managing, mentoring, or checking the work of other estimators or contract administrators

• Ready to lead and also assist with the workload, not just direct work

• Deep understanding of civil works, structural engineering requirements, site logistics, and staging for high-density residential layouts
