About Netbuilt
Netbuilt is a South Australian property developer and builder specialising in medium and high-density residential developments, together with light commercial developments.
Importantly, we do not build for external clients. Netbuilt exclusively develops and constructs our own privately owned developments.
As both the developer and builder, we are involved throughout the entire development process — from site acquisition and planning through to design, construction and completion.
Our supervisors are not managing dozens of unrelated homes for individual clients across Adelaide. Instead, they are able to focus their attention on one or two Netbuilt developments at any one time, taking genuine ownership of each project and working directly with the people making the development and construction decisions.
It means clearer communication, faster decision-making and a strong focus on achieving the best overall construction and development outcome.
As Netbuilt continues to grow its development pipeline, we are seeking an experienced and highly capable Building Work Supervisor to join our team.
The Opportunity
This is a hands-on construction role for someone who genuinely enjoys building and takes pride in delivering a quality finished product.
As a Building Work Supervisor with Netbuilt, you will take responsibility for one or two multi-site medium-density residential developments at any one time, managing each development through the construction phase from commencement to practical completion and handover.
From time to time, the role may also involve the supervision of light commercial developments, providing variety across Netbuilt's development portfolio.
You will coordinate trades, suppliers, materials and construction activities while ensuring each development is delivered safely, efficiently, on programme, within budget and to the standard expected by Netbuilt.
You will work closely with Netbuilt management, consultants, subcontractors and suppliers and will be expected to take genuine ownership of your projects.
We are looking for someone who enjoys being on site, solving problems, working with trades, planning ahead and keeping projects moving.
Key Responsibilities
Your responsibilities will include:
Supervising one or two multi-site medium-density residential developments at any one time from construction commencement through to practical completion and handover
Taking day-to-day ownership of construction activities across each development
Planning, programming and coordinating subcontractors, suppliers and site activities
Managing construction sequencing to ensure trades work efficiently and projects continue to progress
Monitoring construction programmes and proactively identifying potential delays before they impact completion dates
Coordinating material orders and deliveries to ensure trades have what they need when they need it
Reading and interpreting architectural plans, engineering drawings, specifications and construction documentation
Ensuring construction is carried out in accordance with approved plans and documentation
Ensuring compliance with the National Construction Code, Australian Standards and relevant South Australian building requirements
Conducting regular site inspections and quality assurance checks throughout construction
Identifying defective, incomplete or non-compliant workmanship and ensuring it is rectified promptly
Maintaining high standards of workmanship, site presentation and cleanliness
Ensuring sites operate safely and in accordance with WHS requirements
Reviewing completed subcontractor works and claims where required
Maintaining accurate construction records, site photographs, progress information and project documentation
Coordinating with engineers, architects, building surveyors and other consultants as required
Communicating clearly with subcontractors, suppliers, consultants and the Netbuilt management team
Identifying construction issues early and implementing practical solutions
Managing competing priorities while maintaining momentum across the development
Contributing ideas that improve construction timeframes, productivity, quality, systems and processes
Helping Netbuilt continually improve the way we plan and deliver our developments
About You
We are looking for an experienced construction professional who understands that successful supervision is about much more than simply organising trades.
You take ownership of your projects, plan ahead and care about the quality of what is being built.
You will ideally have:
Demonstrated experience as a Building Supervisor, Site Supervisor or Construction Supervisor within residential construction
Experience supervising medium-density, townhouse or multi-dwelling developments will be highly regarded
Strong knowledge of residential construction methods, sequencing, materials and building practices
The ability to effectively manage multiple trades, suppliers and competing construction priorities
Strong programming, planning and organisational skills
The ability to read and interpret architectural plans, engineering drawings and specifications
A sound understanding of the National Construction Code, Australian Standards and South Australian building requirements
Strong attention to detail and a genuine commitment to quality workmanship
A proactive approach to identifying and resolving construction issues
Strong communication and relationship-management skills
The confidence to hold subcontractors accountable while maintaining productive working relationships
Good commercial awareness and an understanding of the relationship between programme, productivity, quality and cost
Good computer skills and the ability to confidently use construction management systems and technology
A current White Card
A current South Australian Driver's Licence
A current Building Work Supervisor Licence is preferred but not a requirement. Appropriate qualifications and/or eligibility to obtain one is a minimum requirement.
