Project Manager

About the role

The Project Manager is responsible for the overall planning, coordination, management and delivery of large-scale residential developments, including townhouse projects, from concept design through to project completion and handover.

A key responsibility of the Project Manager is ensuring that project documentation is fully coordinated, design decisions are appropriately documented, and all design changes are captured, communicated, reviewed and implemented by the relevant consultants prior to construction commencing.

The Project Manager is responsible for driving consultant performance and ensuring that all consultants fulfil their contractual obligations and deliver documentation in accordance with project requirements, programme milestones and Village Building Co expectations.

Key responsibilities

• Lead and manage allocated residential development projects from concept planning through to completion and handover

• Manage and coordinate the design process from concept through to construction documentation

• Establish and maintain effective design control processes to ensure all project changes are properly documented, reviewed, approved and incorporated into project documentation

• Manage and coordinate all project consultants and ensure deliverables are provided in accordance with contractual obligations, programmes and quality standards

• Review design documentation for buildability, methodology, staging, cost efficiency and value engineering opportunities

• Coordinate authority approvals, utility requirements, consultant submissions and pre-construction activities

• Develop, monitor and manage project programmes from concept design through to completion

• Monitor project budgets, commitments, variations and financial performance

• Provide direction and support to Site Managers throughout construction

• Maintain effective relationships with developers, consultants, authorities, subcontractors, suppliers and internal stakeholders

About you

• Minimum 5 years' experience in a Project Manager, Site Manager or similar leadership role within the construction industry

• Demonstrated experience managing townhouse developments from concept design through to completion

• Experience managing consultants, authority approvals and project design processes

• Experience implementing design management and document control processes

• Experience managing project budgets, procurement and contractual obligations

• Experience leading multidisciplinary project teams

• Strong understanding of residential construction methodologies, NCC requirements and quality standards

• Strong leadership, communication, negotiation and stakeholder management skills

• Proficient in MS Office Suite, MS Project and construction management software

• Building Licence preferred
