Site Manager

Walk a 19-storey residential tower from early works to PC for a tier-three builder serious about innovation.

You will join a lean, well-connected Gold Coast builder stepping up into their first 19-level residential job - conventional RC frame over podium parking, full-height scaffold, nothing exotic structurally, but delivered with VR site visualisation at HQ, AI-enabled code reference tools on site, and a genuine modular construction pipeline running parallel. The business has 30+ years of health and education work behind it and a strong consultant team around you (BDA Architecture, ADG Engineers). You report directly to the Construction Manager, work a construction management contract with a hands-on developer who has a building background and cares about scope gaps, and manage the full site operation through to practical completion. Early works run to Christmas, main works ramp in the new year, and a foreman joins under you in Jan/Feb. This is a family-feel business where you get supported, you are expected to give it back, and you are not a number on a fifty-job pipeline.

The builder's recent public portfolio is health, aged care, education and retail fitout - this tower is a step up in typology and you will be proving it out with them, not joining a mature resi highrise machine (Although the team are well versed in vertical construction)

Salary: $250,000 - $280,000 + Super

What you need:

• Proven site manager experience on mid to high-rise residential or mixed-use projects, managing full lifecycle from early phase through to PC
• Demonstrated ability to manage RC frame construction, podium structures, facade systems and fitout sequencing across multiple subcontractor packages simultaneously
• Sound knowledge of QLD WHS legislation, principal contractor obligations, and experience with Procore or equivalent site management platforms
