About the role
Enable Group is an established and recognised specialist builder delivering multi-tenancy, supported housing and investment-focused residential projects across Victoria.
As our project pipeline continues to grow, we are seeking an experienced and highly organised Pre-Construction Coordinator to join our team and play a key role in taking projects from initial sales and client engagement through to building permit approval and construction commencement.
This is a varied, hands-on role spanning two closely connected areas of our business:
Sales & pre-construction support – supporting our internal sales team, referral partners and clients with quotations, house & land packages, proposals and contracts.
Plans, permits & approvals – coordinating building permits, developer approvals and other statutory requirements to ensure projects are ready for construction.
You will work closely with our sales, design and construction teams, as well as clients, architects, building surveyors, councils, developers and external consultants.
Assist the sales team in preparing house & land packages, build quotations and client proposals.
Liaise professionally with clients, referral partners, land sales agents, real estate agents and consultants.
Research new land and project opportunities and maintain accurate and up-to-date stock lists.
Prepare and circulate the company's weekly property and package stock list.
Assist the sales team with the preparation and administration of building contracts and associated documentation.
Coordinate with architects, designers and consultants to ensure building plans and supporting documentation are completed and ready for permit lodgement.
Lodge, coordinate and track building permit applications with relevant building surveyors through to approval.
Coordinate developer and estate design approvals, including covenant and design guideline reviews.
Manage other pre-construction approvals and requirements, including demolition consents, asset protection permits, service abolishments and other statutory approvals, where required.
Proactively follow up outstanding information and approvals to keep projects progressing towards construction.
Act as the primary point of contact for clients throughout the pre-construction journey, providing proactive and regular updates.
Keep the sales and construction teams informed of project progress, outstanding items and upcoming milestones.
Maintain project information within Buildertrend, including schedules, documentation and key project milestones.
Ensure job files remain accurate, organised and up to date.
Identify opportunities to improve pre-construction processes and contribute to continuous improvement initiatives.
Provide administrative and operational support to the sales and pre-construction teams as required.
Minimum 2 years' experience in residential building pre-construction, project coordination or a similar role.
Sound understanding of the building permit and planning approval process.
Experience coordinating clients, contracts, plans, permits and consultants through the pre-construction process.
Confidence liaising with building surveyors, councils, architects, developers and other consultants.
Strong organisational and time-management skills, with the ability to manage multiple projects, permits and deadlines simultaneously.
Strong written and verbal communication skills.
Experience with CRM, construction management or workflow systems such as Buildertrend will be highly regarded.
