We are seeking an exceptional General Manager to bring this vision to life.

The Opportunity

This is a career-defining opportunity to lead two landmark luxury residential towers and create an experience that feels more akin to a five-star private members' club than a traditional apartment building.

Reporting to the Head of Customer Care – Build-to-Sell & Build-to-Rent, you will oversee a combined portfolio of approximately 450 residences, extensive wellness and aquatic facilities, a short-stay accommodation offering, premium shared amenities and a multidisciplinary service team.

As General Manager, you will be the face of the community and the driving force behind every aspect of the resident experience.

You will lead building operations, resident engagement, facilities management, service delivery, financial performance and stakeholder relationships, while fostering a culture that reflects the world-class standards synonymous with the GURNER™ brand.

What You'll Be Responsible For

Creating a Five-Star Resident Experience

• Deliver an exceptional lifestyle experience that consistently exceeds resident expectations

• Build a thriving, engaged and connected community

• Lead concierge, security, cleaning and facilities teams to premium hospitality standards

• Serve as the primary escalation point for residents and owners

• Develop and continuously enhance service offerings, resident programming and community initiatives

Leading Complex Residential Operations

• Protect and enhance the long-term value of Helios and Yutaka

• Oversee all building operations, facilities management and preventative maintenance programs across approximately 450 residences, extensive wellness and aquatic facilities, premium shared amenities and common property

• Lead operational readiness, defect management and continuous improvement initiatives

• Oversee emergency preparedness, incident management and business continuity planning

• Manage contractors, consultants and service partners, ensuring service excellence and contractual performance

Governance and Stakeholder Management

• Partner closely with Owners Corporation committees and key stakeholders

• Provide strategic advice, operational leadership and governance oversight

• Manage budgets, forecasting and financial performance

• Ensure compliance with all legislative, regulatory and safety requirements

• Foster strong relationships with residents, developers, service providers and internal stakeholders

Building and Leading High-Performing Teams

• Recruit, mentor and develop exceptional service-focused teams

• Create a culture of accountability, excellence and care

• Champion the GURNER™ vision and values in every interaction

• Drive employee engagement, capability development and performance outcomes

Success in the Role

In your first 12 months, you will:

• Establish a market-leading resident experience program across Helios and Yutaka

• Build and embed a high-performing, service-led team culture

• Deliver agreed operational, financial and resident satisfaction outcomes

• Foster trusted relationships with Owners Corporation committees and key stakeholders

• Successfully embed the Elysium Fields service philosophy across both towers

About You

You are a highly polished leader with a passion for service excellence and a genuine desire to create exceptional experiences.

You may come from luxury residential, premium hotels, private clubs, hospitality, build-to-rent, high-end property management or another customer-centric environment.

You'll bring:

• Significant leadership experience within luxury residential, hospitality or premium service environments

• A proven track record of delivering exceptional resident, customer or guest experiences

• Experience leading complex operations, ideally within mixed-use, luxury residential or hospitality environments

• Demonstrated experience working with Owners Corporations, strata governance structures or comparable stakeholder groups

• Strong commercial and financial acumen, including experience managing large operational budgets

• Exceptional communication and relationship-building skills

• The ability to balance operational rigour with highly personalised service

• A passion for luxury, community building and creating memorable experiences

• Relevant qualifications in hospitality, property, facilities management, business or a related discipline
