About the role

Responsible for the operational and commercial performance of Sydney Markets' retail portfolio across both sites at Flemington and Haymarket. This role plays a critical part in driving occupancy, enhancing retailer performance, improving customer experience, and delivering sustainable revenue growth. You will work closely with tenants, stakeholders, and internal teams to execute retail property strategies that maximise portfolio performance while contributing to Sydney Markets' broader strategic objectives.

What a day in the life could look like (key responsibilities)

Drive Portfolio Performance

• Lead the operational and commercial performance of Sydney Markets' retail portfolio across Flemington and Haymarket locations.

• Identify opportunities to improve occupancy, customer experience, retailer performance and revenue outcomes.

• Partner with the Head of Property to deliver strategic initiatives that enhance portfolio value.

Lead Leasing & Tenant Relationships

• Oversee leasing activity, tenancy management and occupancy optimisation across the portfolio.

• Build strong relationships with tenants and stakeholders, acting as a trusted advisor and key point of contact.

• Drive initiatives that attract and retain retailers while delivering a strong customer offering.

Deliver Commercial Outcomes

• Manage portfolio budgets, forecasts and profitability targets.

• Analyse performance data and implement strategies to maximise income and improve asset performance.

• Lead arrears management and work closely with Finance to maintain strong commercial outcomes.

Lead People & Projects

• Coach and support a small team while fostering a collaborative, customer-focused culture.

• Lead strategic projects focused on retail growth, tenant mix, customer experience and portfolio optimisation.

• Contribute to business planning, reporting and decision-making across the Property function.

Ensure Effective Portfolio Governance

• Partner with operational teams to coordinate maintenance and property-related services across the portfolio.

• Maintain accurate portfolio information and provide insights that support informed decision making.

What you'll bring (skills and experience)

• Tertiary qualification in Real Estate, Property, Business, Commerce, or a related discipline.

• A current NSW Class 2 Real Estate Licence.

• Demonstrated experience in retail, commercial property, or asset management (5+ years).

• Strong commercial and financial acumen with experience analysing occupancy, revenue, and performance data.

• Proven experience developing and implementing leasing, retail, or asset management strategies that are fit for purpose.

• Strong negotiation, stakeholder engagement, and tenant relationship management skills.

• The ability to balance strategic thinking with hands-on operational delivery in a fast-paced environment.
