A little about the opportunity
We're on the hunt for an experienced Resident Manager to own a portfolio of tenancies at Smith Collective, our thriving 1,254-apartment community in Southport. You'll manage the full tenancy lifecycle from move-in through to move-out – arrears management, inspections, maintenance coordination and bond finalisation – all delivered in full compliance with the Residential Tenancies and Rooming Accommodation Act 2008 (Qld). Working closely with our Leasing, Resident and Facilities teams, you'll balance strong commercial outcomes for the asset with a consistently high standard of resident experience, making sure residents feel heard, issues get resolved promptly, and Smith Collective remains a place people want to stay.
What you’ll bring
Tenancy Expertise: Strong working knowledge of QLD tenancy legislation and its practical application across the tenancy lifecycle.
You're highly organised: Excellent time management and the ability to run a busy portfolio with competing deadlines without dropping detail.
You're a team and culture fit: A positive, team-focused attitude that lifts the people around you.
You're customer focused: Genuine commitment to resident experience, balancing empathy with fair and consistent application of policy.
You're a strong communicator: Clear, professional verbal and written communication, including in difficult conversations around arrears, breaches and disputes.
You're a sound problem solver: Good judgement in resolving tenancy and resident issues, knowing when to act and when to escalate.
You're resilient: Calm and composed under pressure, managing conflict and high volumes constructively.
You're commercially aware: You understand how arrears, renewals and vacancies drive asset performance, and act accordingly.
You manage compliance with discipline: Disciplined adherence to legislative timeframes, documentation standards and internal procedures
