About the role

We are seeking an experienced Vacate Manager to join our team in Southport, QLD on a full-time basis (can be flexible hours) You are responsible for overseeing the end-of-tenancy process and ensuring smooth property transitions. As Vacate Manager, you will play a crucial role in maintaining our reputation for excellence whilst protecting the interests of property owners and ensuring compliance with tenancy laws and regulations. This role reports directly to the Property Management leadership team and is essential to our operational success.

Key responsibilities

*Coordinating and managing the complete vacate process from tenant notice through final property handover

• Conducting pre-vacate inspections and providing detailed reports documenting property condition

• Organising and overseeing property cleaning, maintenance and repairs required before re-leasing

• Liaising with contractors and service providers to ensure timely and cost-effective completion of vacate-related works

• Communicating with tenants, landlords and relevant parties throughout the vacate process

• Maintaining accurate records and managing vacate schedules to ensure efficient property turnover

What we're looking for

*Proven experience in property management, specifically with responsibility for vacate and end-of-tenancy processes

• Excellent organisational skills with the ability to manage multiple properties and competing priorities simultaneously

• Outstanding communication and interpersonal skills to effectively liaise with tenants, landlords, contractors and internal teams

• Attention to detail and commitment to maintaining thorough, accurate documentation

• Problem-solving ability and sound judgment to handle complex vacate situations professionally

• Proficiency with property management software systems and general computer applications (training provided)

• A professional approach to customer service and a commitment to protecting client interests

• Registration Certificate

• Valid driver's licence for site visits and inspections
