Commercial Property Manager

Are you a Commercial Property Manager who enjoys strategic work, not just chasing arrears? This role offers a quality portfolio across retail, medical and commercial assets, supportive leadership, and the chance to work with experienced investors who value your input.
You’ll sit within a national Asset Management team, working alongside experienced professionals who are passionate about property, portfolio performance and long‑term tenant relationships.

The role:
You will manage a mixed portfolio of commercial and retail assets, focusing on relationships, asset performance and compliance.

Your responsibilities will include:

• Building strong relationships with landlords and tenants
• Coordinating lease administration, renewals, rent reviews and market reviews
• Managing a diverse portfolio of retail properties nationally, including tenant moves and vacates
• Monitoring arrears and implementing effective recovery strategies
• Preparing annual budgets, outgoings reconciliations and monthly reports
• Ensuring compliance with safety, regulatory and building standards (including the Retail Leases Act 2003 and equivalent legislation in other states)
• Overseeing maintenance, compliance and service contracts with external providers
• Conducting routine and outgoing inspections and ensuring asset presentation standards are met
• Maintaining accurate records and documentation within property management systems (such as Cirrus8, SharePoint and Microsoft Office suite)
• Working closely with senior management on value‑add opportunities, leasing initiatives and asset/portfolio strategy

The portfolio is well-structured, with systems, processes and support so you can focus on high‑value work rather than constant firefighting.

About you:
You are an experienced Commercial Property Manager (or strong Assistant ready to step up) who enjoys the numbers as much as the relationships.

You will bring:

• Experience managing commercial, retail or mixed‑use assets, ideally across multiple states
• Strong understanding of leases, outgoings and budget preparation
• Working knowledge of the Retail Leases Act 2003 (VIC) and/or similar retail leasing legislation interstate
• Proficiency with Microsoft Office; experience with Cirrus8 or similar property management software highly regarded
• Excellent communication and stakeholder management skills
• High attention to detail with strong financial and analytical capability
• Current Agent’s Representative Certificate (VIC) or current Australian real estate licence, and valid driver’s licence
• A proactive, solutions‑focused approach and pride in delivering a high standard of service

Most importantly, you’re commercially minded, comfortable dealing with sophisticated owners and tenants, and genuinely enjoy retail and commercial property.
