Assistant Property Manager

Property Direct is seeking an experienced Assistant Property Manager to join our specialist property management team based in East Brisbane.

This is a genuine part-time position of approximately 28 hours per week, worked across Monday to Friday, offering an experienced property professional the opportunity to remain in the industry while enjoying greater work-life balance and a varied, hands-on role.

Working closely with our Senior Property Manager, you'll take ownership of inspections, maintenance coordination, property handovers and operational support across our growing portfolio of Specialist Disability Accommodation (SDA) properties.

You'll use all the property management experience you've already developed, but you won't be responsible for independently managing a large traditional residential portfolio.

There's no weekend work, a fully maintained company vehicle is provided for work-related travel, and you don't need previous SDA or NDIS experience – we'll teach you the specialist aspects of the role.

This isn't your typical property management position.

Your primary focus will be property inspections, maintenance coordination, property handovers and operational support, rather than carrying a large traditional portfolio.

Your responsibilities will include:

• Conducting routine, entry and exit property inspections

• Preparing detailed inspection reports and following up identified maintenance items

• Coordinating repairs and maintenance with property owners, residents, support providers and contractors

• Obtaining quotes, scheduling trades and monitoring works through to completion

• Following up outstanding maintenance requests

• Monitoring maintenance expenditure and keeping relevant stakeholders informed

• Conducting property handover meetings with appointed NDIS Supported Independent Living (SIL) providers

• Preparing handover documentation and Tenant Welcome Packs

• Assisting with property compliance and portfolio documentation

• Maintaining accurate property records and documentation

• Liaising professionally with property owners, residents, SIL providers, support coordinators, trades and other stakeholders

• Providing general property management and administrative support to the Senior Property Manager

• Assisting with other property-related tasks and projects as required

• Providing additional portfolio coverage when the Senior Property Manager is on leave, including occasional receipting of funds and other day-to-day property management functions

• Delivering a consistently high standard of customer service to our owners, residents and stakeholders

Our specialist properties are located throughout South East Queensland and the Wide Bay region, so some travel forms part of the position.

Most travel and property inspections are planned in advance, and a fully maintained company vehicle is provided for all work-related travel.

There may also be occasional planned regional travel and overnight stays where required.

If you enjoy getting out of the office and prefer variety over sitting behind a desk five days a week, this aspect of the role may particularly appeal to you.

We're looking for someone who understands residential property management and is ready for something a little different.

You may currently be a Property Manager, Assistant Property Manager or Property Officer looking for a role with fewer portfolio pressures and better work-life balance.

Ideally, you'll have:

• At least 2 years' experience in residential property management, assistant property management or a similar property role

• A current Queensland Real Estate Registration Certificate

• A sound understanding of residential property management processes

• Experience coordinating maintenance and contractors

• Experience conducting property inspections and preparing reports

• Strong written and verbal communication skills

• Excellent organisational and time management abilities

• High attention to detail

• Confidence communicating with property owners, residents, contractors and external stakeholders

• The ability to manage competing priorities and work autonomously

• Confidence using Microsoft Office and property management software

• A current driver's licence and safe driving record

• Willingness to undertake planned travel throughout South East Queensland and occasional travel to the Wide Bay region

• The ability to successfully obtain an NDIS Worker Screening Clearance prior to commencement

Previous experience in Specialist Disability Accommodation or the NDIS is not required.

If you have a solid property management background, we'll provide the training and support you need to understand the specialist aspects of our portfolio.
