About the role
Position Purpose
This is a foundational leadership role in VanHomes' expansion into modular home construction. As the company's licensed Builder and Construction Manager, you will be the critical link between our factory-based manufacturing capability and compliant, high-quality onsite delivery — ensuring every modular home we build translates seamlessly from production line to finished, certified handover.
This is a genuinely ground-up opportunity: you won't just be supervising projects, you'll help build the systems, standards, and team the modular division runs on for years to come — from buildability feedback that shapes our pattern book, to setting the installation methodology and safety systems for a fast-scaling site team. For an experienced builder ready to move beyond running someone else's playbook, this is a rare chance to write it.
Key Responsibilities
Act as the licensed construction supervisor / qualified supervisor for building works undertaken by the business.
Supervise and oversee modular building works to ensure compliance with NSW contractor licence obligations, approved plans and specifications, NCC and Australian Standards, engineering and consultant documentation, and WHS requirements.
Coordinate onsite installation and construction activities for modular accommodation projects.
Work closely with the internal installation team to manage installation sequencing, site readiness, and project completion activities.
Coordinate and supervise onsite trades, suppliers, subcontractors, and external service providers as required to support project delivery.
Liaise with certifiers, engineers, consultants, trades, and regulatory authorities as required.
Coordinate inspections, certification activities, and compliance documentation.
Monitor workmanship, construction quality, and site compliance, and coordinate rectification of defects, non-conformances, and compliance issues.
Oversee site safety, day-to-day construction activities, and project progress across active project sites.
Support effective coordination between factory production, installation, and onsite construction activities to ensure safe, compliant, and efficient project execution.
Support successful project completion, handover, and continuous improvement across construction and installation processes.
Lead, supervise, and coordinate the site/installation team's day-to-day work, including task allocation, performance, and on-the-job training.
Build team capability and capacity as the modular division scales, including input into recruitment of trades and site staff.
Run toolbox talks and site briefings to keep the team aligned on program, safety, and quality standards.
Review draftsman's plans and construction drawings from a constructability perspective, providing advisory feedback on practical issues before they reach site (e.g. tolerances, transport/cranage constraints, service penetrations, panel jointing).
Provide buildability feedback into the Pattern Book / design selection process, helping ensure chosen designs are genuinely suited to modular/prefab delivery.
Work with drafting and engineering to raise and help resolve design queries and variations quickly, minimising rework and site delays.
Assist in establishing site-based construction processes, standard work sequences, and quality checkpoints specific to modular delivery.
Contribute practical construction knowledge to factory fit-out and production line planning, helping ensure factory processes translate to a compliant, efficient site install.
Help shape installation methodology (crane lift sequencing, site prep standards, foundation/footing interfaces) as part of the division's setup phase.
Support development of the division's site safety management system and standard operating procedures.
Essential Experience & Capability
Minimum 5 years’ experience in residential, modular, prefabricated, transportable, or commercial construction supervision, installation coordination, or project delivery roles.
Demonstrated experience supervising and managing residential, modular, or commercial construction projects in a site-based delivery environment.
Strong understanding of NSW building licence obligations and construction supervision requirements.
Experience coordinating onsite construction and installation activities.
Strong understanding of NCC, Australian Standards, and WHS requirements.
Ability to liaise effectively with certifiers, engineers, consultants, trades, and project stakeholders.
Strong communication, leadership, and problem-solving skills.
Demonstrated ability to read and interpret architectural and engineering drawings and provide constructive, practical advisory feedback to designers/draftsmen.
Experience leading a construction/installation crew, including rostering, supervision, and performance management.
Experience contributing to the establishment of new construction processes, product lines, or business units (advantageous, given the greenfield nature of this role).

NSW Contractor Licence or Qualified Supervisor Certificate – Building / General Building Work
Current White Card (General Construction Induction)
Current Driver Licence
Highly Desirable
Certificate IV or Diploma in Building & Construction
Experience in modular, prefabricated, or transportable building projects
Experience coordinating modular installations and cranage activities
WHS or site safety qualifications
First Aid certification
