Facilities Manager - Hotel & Residence

We are looking for an experienced and commercially minded Facilities Manager to take ownership of the safe, compliant, and cost-effective operation of our hotel and residential buildings — from contractor governance and statutory compliance to procurement, asset management, and body corporate obligations.

THE ROLE

This is a strategic and operationally focused role. You will be the key accountability holder for contractor management, compliance governance, procurement, and performance oversight across both the hotel and residential towers.

WHAT YOU'LL DO

• Contractor & Service Provider Management  Engage, manage and oversee external contractors — ensuring current licences, insurances, SWMS and WHS documentation. Monitor performance against SLAs, coordinate planned and reactive maintenance, and maintain a compliant contractor register.

• Procurement & Commercial Management  Lead tender processes for key services (HVAC, Fire, Hydraulics, Electrical, Access, Kitchen Assets). Prepare scopes of work, obtain quotations, evaluate suppliers, manage service contracts, validate invoices, and control the facilities operating budget.

• Compliance & Risk Management  Ensure full compliance with Queensland WHS legislation. Coordinate statutory inspections and essential services maintenance — fire systems, lifts, HVAC, electrical, pools, plumbing, generators, anchor points, BMU and more. Maintain all compliance registers, records and certifications.

• Asset & Maintenance Management  Maintain asset registers and maintenance schedules. Support preventive maintenance programs, log faults in HubOS, monitor asset condition and lifecycle planning, and conduct regular property walks.

• Building & Operations Management  Ensure buildings are safe, functional and fit for purpose at all times. Manage minor capital works, oversee cleaning, security, waste and utilities delivery, and manage body corporate by-law compliance and the caretaking agreement.

• Stakeholder Management  Act as the key contact for all facilities matters across hotel and residential. Liaise with staff, tenants, body corporate committees, and service providers. Provide regular reporting on risks, costs, contractor performance and compliance

ABOUT YOU

• Proven experience as a Facilities Manager, Maintenance Supervisor or similar role in a complex, multi-tenancy property environment

• Strong technical knowledge of building systems — Electrical, HVAC, mechanical, fire, hydraulics

• Demonstrated experience managing external contractors, service contracts and compliance frameworks

• Body Corporate / Owners Corporation experience — you understand the obligations and the committee dynamics

• Solid understanding of Queensland WHS legislation, Australian Standards and statutory maintenance requirements

• Experience with budgeting, procurement and commercial management of service contracts

• Confident communicator — you manage up, across and with external stakeholders with equal ease

• Familiarity with CMMS or fault management systems (HubOS or similar) desirable

• Experience in a hotel, resort or mixed-use residential/commercial precinct is highly regarded
