Building Services Manager – Fit-Out/Refurb

Provide strategic technical leadership across complex building services packages, supporting project teams through design development, construction delivery, commissioning and handover.
Our client is seeking an experienced Building Services Manager to join their NSW construction team, providing specialist technical and commercial support across projects with significant and complex building services components.
The role will work closely with clients, consultants, subcontractors and internal project teams to ensure successful delivery of building services (mechanical & electrical) from pre-construction through to final completion. This position will provide expertise across design development, procurement, installation, commissioning and quality management, ensuring services packages are delivered safely, efficiently and in line with project requirements.
As the Building Services Manager, you will play a key role in supporting project teams, improving services capability across the business and providing guidance on technical solutions, risk management and construction methodologies.
Will be working across multiple concurrent projects and be based between sites and the office.

Responsibilities include but are not limited to:
Services Strategy, Tendering & Pre-ConstructionProviding high-level consultation on building services requirements with clients, consultants and project teamsSupporting tender submissions through review of services documentation, preliminary costings and subcontractor quotationsAssisting estimating and project teams with procurement and analysis of services subcontractorsReviewing design and construct services solutions, attending design workshops and liaising with consultants and subcontractorsInvestigating alternative design and installation methodologies to improve cost efficiency, programme and buildability
Technical Delivery & Quality ManagementProviding technical support throughout construction delivery, commissioning and handover phasesEnsuring building services installations comply with contractual requirements, quality standards and regulatory obligationsReviewing and monitoring services drawings, documentation and installation processesIdentifying project risks and supporting teams with effective solutions throughout deliveryAssisting with commissioning, certification and completion requirements for building services systemsMonitoring essential services compliance and documentation
Leadership & Stakeholder ManagementProviding leadership, mentoring and technical guidance to project teamsSupporting the ongoing development of internal services capability through training and knowledge sharingWorking collaboratively with senior management, project teams, consultants and subcontractorsProviding regular updates on key services issues, project risks and delivery outcomesBuilding strong relationships and promoting a collaborative project delivery culture
Sustainability & InnovationSupporting sustainability objectives across projects, including NABERS and Green Star requirementsIdentifying opportunities to improve project outcomes through innovative services solutionsSupporting continuous improvement of systems, processes and services delivery practices
Qualifications and Requirements:Construction, Engineering or Building Services qualification (or relevant trade background with equivalent experience). Ideally Mechanical Engineer or Electrical Engineer but will consider others.Minimum 10+ years’ experience in building services management within the construction industryExtensive knowledge of building services installation and project delivery processesStrong understanding of relevant codes, standards, contracts and regulatory requirementsExperience managing complex services packages across major construction projectsStrong understanding of construction planning, programming and project performance measuresAbility to analyse technical and commercial information and communicate findings effectivelyStrong leadership capability with the ability to influence stakeholders and build effective teamComputer literacy across the Microsoft Office suiteSenior First Aid CertificateConstruction Safety Induction (White Card)
