Services Manager

McCorkell is seeking an experienced and driven Services Manager to join our Team and lead the management of building services across our Design & Construct and Construct Only projects.

About the Role

This is a pivotal role responsible for overseeing the complete services lifecycle, from tender review and design management through procurement, construction, commissioning, and project completion. Working closely with our Design, Pre-Construction, and Project Delivery teams, you will ensure our projects achieve outstanding outcomes in quality, compliance, value, and performance.

As Services Manager, you will provide technical leadership and strategic oversight across all services disciplines and associated authority requirements.

You will play a critical role in identifying project risks and opportunities, managing consultant and subcontractor performance, driving value management initiatives, and ensuring services are delivered in accordance with project objectives, program requirements, quality standards and achieving compliance requirements.

McCorkell Constructions is a family-owned company that has been operating for 98 years, delivering a range of commercial projects for government, institutional, and private clients, focusing on unique, technically challenging and detailed projects. With offices in Melbourne, we employ a team of over 70 staff delivering new buildings, refurbishments and conservation works over a range of sectors including commercial, education, sports & recreation, community, and heritage ranging from $1-40million. 

KEY RESPONSIBILITIES INCLUDE:

·       Lead the services function across commercial Design & Construct and Construct Only projects from tender through to completion.

·       Manage the services design process, ensuring coordination, compliance, buildability, and timely delivery of consultant outputs.

·       Identify and manage project risks, authority requirements, and value management opportunities.

·       Oversee procurement and technical review of major building services packages.

·       Drive BIM coordination, shop drawing reviews, and multidisciplinary design integration.

·       Develop commissioning plans, oversee commissioning deliverables, witness testing with consultants and project handover requirements

·       Monitor services installation and quality assurance requirements throughout construction

·       Manage relationships with consultants, subcontractors, clients, and key stakeholders.

·       Mentor team members, provide technical leadership, and contribute to continuous improvement across the business.

About You

You are an experienced building services engineer with a strong background in commercial construction and Design & Construct project delivery. You bring a sound understanding of building services coordination, design management, commissioning, and compliance requirements, along with the ability to identify project risks and drive value outcomes. You are confident managing consultants, subcontractors, and key stakeholders, and have a collaborative leadership style that enables you to build strong relationships across project teams. With excellent communication, organisational, and problem-solving skills, you are capable of balancing technical detail with commercial outcomes while mentoring others and contributing positively to a high-performing team culture. Experience working with BIM coordination, authority approvals, NCC compliance, and major services packages will be highly regarded.

Additionally, evidence of the following skills and attributes are needed:

• Tertiary qualification in Engineering or related degree with the equivalent knowledge and skills.

• Demonstrated experience delivering institutional projects between $5-60million construction value (Education, Sports & Recreation, Community, Civic & Commercial).

• Ability to communicate and foster relationships. 

• Expertise in problem-solving design and construction solutions.
