The Opportunity

Property Management done differently!  Our Client Relationship Manager role is a new position, one that has emerged for the need to provide our clients with a dedicated and focused client relationship manager that is always available to speak to them and be the one direct point of contact for the property.

We are looking for a positive, confident, and experienced Property Manager to be our Client Relationship Manager for our Emerald Portfolio run out of Head Office on the Sunshine Coast.

The role requires someone who is highly organised, enthusiastic, and positive to lead, mentor, and empower a team of junior property managers in Emerald on a day-to-day basis.

This is an opportunity to lead with purpose & build a positive, team-oriented environment in the Emerald office. Along with providing a high level of communication and to our clients daily and being their direct point of contact for the Emerald portfolio. This includes liaising with Landlords, Tenants and Contractors daily.

We are looking for an experienced Property Manager, who is confident in dealing with all facets of Property Management. A deep understanding of Residential Tenancy Legislation to be able to direct staff and provide the best advice to our clients.

Someone who poses a confident, bubbly personality who can be a strong team leader and always remain calm no matter what the day brings.

 Including all-inclusive paid travel to the Emerald office on a quarterly basis, or as often as required.

Key Responsibilities

• Owner & Tenant Communications

• Oversee the Leasing Process daily

• Present applications to owner for approval  

• Advising owners once tenants provide their notice to vacate

• Oversee Exit Inspections

• Bond Refunds

• Oversee Entry Inspections

• Oversee Routine Inspections

• Manage all Maintenance

• Daily Arrears Management

• Issue Breach Notices as per Legislation

• Ground and lead the Emerald Team on a daily basis

• RTA disputes/QCAT/Insurance claims/TICA lodgements

• Visit Emerald every 3 months or as required

About You

To be successful in this role you must have a demonstrated ability to manage a team of Property Managers as well as a detailed working knowledge of PropertyMe. Essential experience will include:

·                5+ years of experience in Property Management, with deep operational and legislative knowledge

·                A minimum of 2 years in a senior leadership role, guiding and inspiring team members to exceed client expectations

·                Deep understanding of Queensland residential tenancy legislation and compliance requirements

·                Current Queensland Real Estate Licence

·                Current Drivers Licence
