Property Manager / BDM

About the role

This is a varied role combining property management, client relationships and business development. You will be responsible for managing a residential rental portfolio while also identifying opportunities to grow the rent roll and build long-term relationships with property owners.

We are also open to experienced Assistant Property Managers who are interested in career progression.

Key responsibilities

• Manage a portfolio of residential properties from end to end

• Maintain strong and professional relationships with landlords and tenants

• Conduct routine inspections and follow up on maintenance and repairs

• Manage leasing, renewals, arrears and general tenancy matters

• Coordinate trades, contractors and maintenance requests

• Conduct ingoing and outgoing condition reports

• Handle notices, compliance requirements and general property management administration

• Communicate effectively with owners and provide regular updates

• Assist with property appraisals and rental assessments

• Identify and pursue new business opportunities

• Maintain up-to-date knowledge of Victorian residential tenancy legislation and changes to rental laws

About you

• Experienced in residential property management

• Confident dealing with landlords, tenants and trades

• Highly organised with excellent attention to detail

• Strong in communication and negotiation

• Proactive and able to work independently

• Customer-focused and committed to providing exceptional service

• Confident handling difficult conversations and resolving issues professionally

• Motivated by achieving results and growing a rent roll

• Familiar with Victorian residential tenancy legislation and property management processes

• Current Agent's Representative Certificate or relevant Victorian real estate qualification
